HISTORICAL LOFT

SVETLANA ROMA DESIGN
PROJECT HISTORY
This is a historic loft in the heart of Moscow, originally a factory, now transformed into living apartments and office spaces. This loft beautifully blends its rich history with modern functionality, making it a perfect space for both work and relaxation.

The clients' main requests were:

  • To create an art space that serves both as a work environment and a place to relax with the team and guests. Since the clients run an online education business for entrepreneurs and bloggers focusing on Instagram promotion, there was a need for a multifunctional office. The space also had to accommodate lectures and business meetings.
  • The second purpose of the space was to serve as a relaxing retreat for the owners and their friends.

You can see how we brought these ideas to life in the Architectural layout below.
Project name: Loft residential complex Wine House.
Location: Moscow
Client: Margarita Bylinina
Project type: Historical loft 150m2. Art space and office.
Design: Studio Svetlana Roma Design
Architectural layouts "BEFORE" & "AFTER" redesigned.
  • After the renovation, you’ll notice that to the left of the loft’s entrance are the toilet and shower room. On the right, we’ve placed a wardrobe in the niche. Moving straight down the corridor, you enter the expansive, two-story open space of the loft.

  • The open hall features a comfortable area with sofas and a projector, a large table perfect for gatherings, a fireplace, and a staircase leading to the second floor. We preserved the historic brickwork on the walls, which forms arches—a nod to the building’s past as a factory, where these arches once divided vast open spaces. The developers filled the arches with new brick to create separate apartments. We chose to paint the new brick in an ivory color to visually brighten and lighten the space.

  • The kitchen is located beneath the second floor, right next to the staircase. It’s enclosed by glass loft-style partitions to create a sense of privacy. The kitchen includes all the essentials: a sink, stove, dishwasher, extractor fan, and refrigerator. We also incorporated a spacious bar table and two armchairs with a coffee table.

  • Upstairs, the library area smoothly transitions into the bedroom, which features a large wardrobe.

***The photos are taken from Margarita Bylinina’s Instagram feed, where she shares the story of this space and how her husband first introduced her to this genuine historical loft in the heart of Moscow. She describes her decision to transform it into the headquarters for her team and a relaxed, informal office space.
